Hortons’ Estate has unveiled 10,000 sq ft of refurbished Grade A office space at The Grand, 23 Colmore Row, Birmingham.

The family owned property company has invested more than £1.5million creating the new office suites, which range in size from 183 sq ft – 2,874 sq ft, with potential to combine some of the suites to create larger working spaces.

Known as Imperial and Whitehall, the offices are on the first and second floors of The Grand. Suites at the front look out on to St Philip’s Cathedral, with those at the rear overlooking a private internal garden terrace.

Each of the suites boasts a host of features including video entry system, air conditioning, network cabling and superfast broadband. There are communal kitchen facilities on each floor, a shower and a newly installed lift.

The offices boast many original period features, such as high ceilings, tiled fireplaces, refurbished timber sash windows and exposed brickwork, as well as contemporary modern fittings, including lighting and ironmongery.

Although the Grand Hotel closed in 2002, both the office and retail accommodation continued to be occupied until December 2014.

The release of the office space marks the completion of the first phase of restoration at the Grade II* listed building. Hortons’ has invested £14million to date restoring the builidng’s facades, installing a new roof and remodelling the offices and ten retail/leisure units on the ground floor fronting Colmore Row.

Richard Norgrove, property director at Hortons’ Estate, said:

We are looking forward to welcoming the first tenants back to Imperial and Whitehall, repopulating The Grand for the first time in more than a year.

We have already had a lot of interest from potential occupiers who are amazed to find premises of this size and quality, in such an iconic building, in Birmingham’s premier business address.

The suites are available on competitive and flexible terms. For the smaller units, all inclusive rents on short form leases are available, so occupiers can move in quickly. Hortons’ will continue to manage the building, working closely with the occupiers .

The space is being marketed by the Birmingham offices of Johnson Fellows and Lambert Smith Hampton. For further information visit www.imperialandwhitehall.co.uk and www.thegrandbirmingham.co.uk.
