New boutique offices at art-deco building

Work has completed on a £1.5m plus renovation project to deliver boutique Grade A office accommodation at 21 Bennetts Hill in Birmingham.
Property company, Hortons’ Estate Ltd has comprehensively refurbished and upgraded the upper six floors of the art deco style building, in the heart of Birmingham city centre.
Richard Walker of Hortons’ said the refurbishment has provided a range of stylish and contemporary accommodation behind a period facade, including furnished ‘plug and play’ office space to Cat A+ standards on the third floor.
The design reflects the building’s heritage, with the restoration of the original marble entrance wall paneling and new finishes to flooring, ceilings and doors that continues the theme throughout.
The fibred building benefits from superfast connectivity, on-site showers, kitchen facilities and comfort cooling in each suite, with 100% renewable energy sources available to occupiers. Suites are available from 658 sq ft to 2,810 sq ft.
“Our aim was to deliver modern office suites on flexible and competitive terms that would suit small businesses looking for a city centre base,” said Richard. “This has been a design-led refurbishment, completed to a high standard, that blends the character and heritage of the building with the specification of contemporary office accommodation. 21 Bennetts Hill is an attractive period building which Hortons’ has owned since 1985, our first occupier has been secured and we look forward to welcoming further tenants in the coming months.”
Alex Tross, commercial director at Centrick and joint letting agent, added that the ‘plug and play’ offering would allow tenants to move into the building immediately.

Hortons’ has also let the ground floor retail space at 20 Bennetts Hill to award winning virtual reality arcade and bar operator, Otherworld. A 15-year lease has been agreed on 4,100 sq ft over the ground floor and basement. This is Otherworld’s third location and the operator is due to open in April 2022.
