Hortons begins redevelopment of Sinfin Commercial Park
10 March 2025

Hortons has commenced demolition works at an established industrial/logistics estate in the East Midlands, paving the way for a significant redevelopment.
The independent property company is transforming Sinfin Commercial Park, located near the Rolls-Royce Sinfin campus, just two miles from Derby city centre.
As part of the project, a redundant 207,000 sq ft industrial/warehouse unit is being demolished, making way for an ambitious multi-unit development with excellent connectivity to the A50 and M1 motorway.
Hortons expects to submit plans for the new development in Q2 2025, with proposals for c.270,000 sq ft of modern, sustainable industrial/logistics accommodation.
The demolition is being carried out by Amphion Construction and City Demolition.
James Slater, head of development at Hortons, said: “This redevelopment is an exciting opportunity to unlock the full potential of Sinfin Commercial Park. Hortons has a strong track record in repositioning and regenerating large-scale property assets, and this project reflects our commitment to delivering high-quality, future-proofed industrial/logistics space.”
Hortons acquired the vacant unit at Sinfin Commercial Park last year, following its multi-million-pound acquisition of the 21 fully occupied warehouse units on the adjoining estate in 2023. The company also owns an additional eight acres of open storage and development land, contiguous with the holding.
