09 December 2021
Hortons’ Estate Ltd has completed the extensive refurbishment of an industrial and logistics building on a well established business park in North Staffordshire, that is available for immediate occupation.
The independent property company has invested in Lymedale 68, a modern, single bay steel portal framed unit extending to 66,983 sq ft, that is prominently located on Lymedale Business Park in Newcastle-under-Lyme.
Lymedale 68 incorporates two storey office and welfare facilities, parking for up to 100 vehicles and a 40 metre deep concreted yard. The accommodation is fully lit and is accessed via a gatehouse with barrier access off Dalewood Road.
Hortons’ acquired the building from global technology solutions company, Avnet in April 2021.
Jeremy Boothroyd of Hortons’ said: “Lymedale 68 is a high quality warehouse unit in a popular destination, given its close proximity to the regional and national motorway networks. We have refurbished the building to modern standards and are already receiving significant interest from distributors looking for much needed warehouse and logistics accommodation in the region.”
The property is being marketed by appointed agents, David Willmer of Avison Young and Andrew Groves of Harris Lamb.
David Willmer, principal industrial, sales and leasing at Avison Young, said: “Lymedale 68 represents a great opportunity to satisfy the needs of occupiers looking for high quality accommodation in a prime location close to both major A roads and the M6 motorway. The building is available for immediate occupation and we’re confident it won’t be on the market for very long.”
Andrew Groves, Director at Harris Lamb said: “The industrial and logistics sector has witnessed unprecedented demand and activity over the last 18 months, fueled by the boom in the e-commerce sector during the Covid-19 pandemic. The arrival of Lymedale 68 provides much welcomed mid-box industrial stock on an established business park that has previously attracted occupiers such as New Look, TK Maxx and Asda.”
Lymedale Business Park is an established industrial park of c.75 acres which lies one mile north of Newcastle-under-Lyme and is adjacent to the A34, providing access to junctions 15 and 16 of the M6 motorway to the south and north. The nearby A50 provides cross country access to Nottingham, Derby and junction 2A of the M1 motorway.
