Hortons completes 63,297 sq ft redevelopment at Sinfin Commercial Park
13 July 2026
Hortons has completed the comprehensive redevelopment of a 63,297 sq ft industrial/warehouse unit at Sinfin Commercial Park in Derby as part of the ongoing transformation of the 23-acre estate.
Unit F is a self-contained unit which delivers modern, high-specification accommodation off Sinfin Lane and within a short walking distance to the Rolls-Royce Derby Aerospace Campus.
The building benefits from strong sustainability credentials, including EV charging points and photovoltaic solar panels, and has achieved an EPC A rating.
Unit F provides three level access roller shutter doors, a minimum eaves height of 5.5m and dedicated office space. Access is via a secure barrier entry system, with landscaped green amenity space available on-site. The building is available for immediate occupation.
Hortons is also investing in the development of up to a further 17 units across Sinfin Commercial Park, having recently secured planning consent for the 270,000 sq ft masterplan.
Units will range in size from 5,000 sq ft to 70,000 sq ft, with the first phase set to commence in Q3 2026.
Jeremy Boothroyd at Hortons, said: “The completion of Unit F demonstrates the progress being made at Sinfin Commercial Park. By transforming an existing building into modern, energy efficient accommodation, we have significantly improved the quality of the space available to occupiers while supporting the estate’s long-term future.
“Our investment in Sinfin Commercial Park reflects confidence in the East Midlands market and supports our strategy of repositioning this well located site as a modern and sustainable industrial hub, delivering a mix of new and refurbished industrial/warehouse units.”
Nick Hosking of joint agents Innes England added: “Derby’s industrial sector has performed strongly, with take-up exceeding the long-term average for the fifth consecutive year. However, this has reduced availability, meaning demand continues to outstrip local supply.
“It’s encouraging to see Hortons’ continued investment in Sinfin Commercial Park. The delivery of Unit F, alongside a proposed pipeline of new units, is much needed to help address that shortage of supply.
“Given its close proximity to Rolls-Royce’s world civil aerospace headquarters, the scheme has historically proved attractive to both the local and wider regional market. We expect the ongoing transformation of the site to ensure that continues.”
Sinfin Commercial Park offers good connectivity, approximately two miles south of Derby city centre, with access to the A50 and the M1 motorway.
