Hortons gains approval for 270,000 sq ft masterplan at Sinfin Commercial Park

Property company Hortons has secured planning consent for its 270,000 sq ft masterplan at Sinfin Commercial Park in Derby, paving the way for a major new light industrial and logistics scheme.

The approved development will deliver up to 17 new units across the 23-acre site, which is strategically located adjacent to the Rolls-Royce Sinfin campus near the A50 and M1 motorway.

Units will range in size from 5,000 sq ft to 70,000 sq ft, targeting EPC A and incorporating strong sustainability credentials. Features include electric vehicle charging, photovoltaic solar panels and landscaped green amenity spaces to enhance the estate’s environmental credentials.

Hortons intends to deliver the new units in phases over the next three years, with the first phase expected to commence this summer.

The approval builds on ongoing transformation at Sinfin Commercial Park, which has already included the demolition of a redundant 207,000 sq ft warehouse to enable the masterplan. Works are also nearing completion on Unit F, a comprehensively redeveloped 63,000 sq ft industrial/warehouse unit that will shortly be ready for occupation.
